Really nice place, the whole building is a bit older, but it has a great position. Close to the restaurants etc. The both terraces are amazing and from the apartment is stunning view for sunrise. The kitchen could have a better equipment and the water pump is super noisy, especially at night.

Lovely place, plenty of room. Suggest renting bike, scooter, ATV or car to get around. Taxi will try to overcharge.

This apartment is perfectly located for La Valeta area and Holistika yoga just 15 mins walking. Bike to beach 25 minutes, prepare yourself to be hydrated.

A beautiful open bright space with lots of light which is fairly quiet, some construction noise but nothing offensive. Tulum everywhere comes with construction noise , its part of the package. Some lovely bird sighting amongst the treetops around. The wifi is great also. Solid network, no issues. You can catch it only on one side of the pool also downstairs.

The master bedroom is a good space and pretty clean, just shower drains need some attention and the steel in shower rusting. Some days the water only trickles out with very little pressure.

The towels were a good number and size for each bedroom.

The main issue is this apartment feels and smells like its been unused for some time, like its been abandoned. Rusted sink, paintwork needed, and awful smelling drains in the second bedroom which took at least 4 days for us to get rid of. Furniture different to the photos.

A random broken chair on the balcony, no sunloungers to enjoy on the rooftop which felt wasteful for what could be a beautiful space for the afternoon sun when it leaves the pool at 3pm. We asked about loungers but only communal are available around the pool. 4, of which 3 are broken for the 9 apartment block. We did mange to get on them tho, and use the pool which is lovely, (just remember to use it before 3pm when the sun leaves )

The facilities were some basic but helpful, washing up liquid and pad, kirchen roll, soap in shower and sseveral rolls of paper, 3 very small bottles of water in fridge which we needed arriving very late at night. Only one wine glass however...for a two bed apartment :(

The Sliding net accross the sliging balcony door was broken. Balcony needs some TLC, dead plants etc. There is however 2 functioning chairs on balcony and a table to sit at - a saviour for the outside space.

Finally the second bedroom curtains dont fit the size of the window, the brown cover presented the room dismally and smelled bad, but the owner kindly replaced it when we asked - and the smelling drains made this room really disappointing and uninviting. The toilets need some patience and plunging some days to flush.

This place with a little love and care could be beautiful, but sadly it wasnt. The space has great potential and wouldnt need a lot of time or money to rectify and make it really something.
Replacing the main bedroom mattress would be worth it, I woke up daily with new bites but couldnt find where it was coming from in the sheets.

For the price however, it is difficult to find something with two bedrooms and bathrooms in this area, but things like smell, and upkeep, should be a pre requisite.

Tried to be very fair with this review, the hosts communicate kindly and professionally and swiftly.

El lugar es increíble… todo es tal cual las fotos .. el sector es muy agradable con muchísima vegetación … Fabrizio y su equipo de trabajo son muy atentos … recomiendo este lugar !
