Unique eco sustainable guest house built in 2022 with stunning views over private fields lined with Oak Trees as well as views overlooking a private new pristine 17m swimming pool. The beautiful pool is heated from March 2026. Quiet location, country walks (close to National Park) and a local pub 1 mile away. A local pub is just a short walk away, with several great pubs within a 5–10 minute drive. Not far from us is the big cat sanctuary and Leeds castle.

A short drive to many beaches, the coastal towns of Hythe and Folkestone (with its Harbour and Pier) and under a mile from Port Lympne Animal Reserve. It is also near many vineyards incl Gusborne and Chapel Down.

Pool Cottage is a trendy little place, perfect for couples. It’s attached a 16th century Farmhouse but has a separate entrance and garden. The pool is a shared space in front of the cottage and guests are welcome to swim any time but it is not heated. The area is rural yet close to Tunbridge Wells, London, beautiful Kent / Sussex countryside and the South coast. Lots of walks and great pubs within walking distance. Sauna is available by prior arrangement.

Coes Farm offers 50 acres of absolute tranquillity in amongst nature, with a bit of luxury thrown in too! We have formal gardens and ornamental ponds, a large lake, plenty of woodland, open fields, an indoor saltwater swimming pool with hot tub, a tennis court and a games room which is resident in our Micro-Winery! We planted our 5 acre vineyard in Spring 2021 and extended the existing Orchard with cider varieties in 2023.
