The Barn has been carefully and tastefully converted to provide a very comfortable, self-contained and open-plan accommodation . Now available as a cosy holiday home with a huge log burning stove, central heating and a pool, May-Sep. The Barn is Self Catering. The Pool is only available for use between May 1st and the end of Sept and is for the exclusive use of Barn guests. Well behaved dogs are welcome (up to two) charged at £5.00 per night/dog. There are miles of wonderful walks in the area.
Tiphayes Farm is set on the edge of the Blackdown Hills near to the Devon / Somerset border in an area of outstanding natural beauty. The village of Upottery is about a mile and a half away and has a lovely country Pub serving excellent food. Honiton, the nearest town, is about 7 miles away to the South West, where you will find interesting independent shops as well as the usual supermarkets. The house which is an original Thatched Devon Longhouse dating from the 15th century, is set in traditional farmland of small enclosures with the ancient hedges still intact, we are also adjacent to a large woodland and the whole area is a haven for a wonderfully wide variety of wildlife. The position of the property, well away from other farms and overlooking the beautiful Otter Valley, makes this a most tranquil and relaxing setting for your holiday. The house has a Barn attached at the Eastern end which would have originally been the main animal enclosure on the Farm and is suspected to be even older than the house, perhaps the original early dwelling on the site. This Barn has been carefully and tastefully converted to provide a very comfortable, self-contained and open-plan accommodation which is now available as a cosy holiday home. There is a huge log burning stove as well as central heating which creates a lovely warm atmosphere. If cuddling up on a comfy sofa in front of an open fire is your thing, this is the place. There is an enclosed heated swimming pool just across the garden, the pool is heated and in use only between May and September. Well behaved dogs are welcome (up to two) charged at £5.00 per night/dog and there are miles of wonderful walks in the area full details provided with a "Pooch Pack" on arrival. WI-FI Broadband is also available free of charge. Weekly bookings from Friday or Saturday are preferred but we remain as flexible as possible out of season. The Barn is Self Catering.
I love this area and have lived here for over thirty years. The position of Tiphayes allows very easy access to the beautiful Jurassic coastline, Beer and Branscombe are particular favourite coastal villages with great walks and superb Pubs. Both Exmoor and Dartmoor are an easy drive away and can be explored offering some stunning countryside walks. There are lots of great restaurants and local Pub/Restaurants within a short drive and most welcome dogs.

Elsket oppholdet i Devon.

It thus offers a convenient base for exploring a range of activities and places of interest in the south west. East Devon is famous for its Jurassic coast. Seaton, which is situated at the mouth of the River Axe(and is only 30 minutes away) also has a scenic golf course and a yacht club. (there are also other golf courses in the area at Monkton and Honiton) It is also famous for its tramway which runs through the Axe valley nature reserve to Colyton. Lyme Regis is the ‘riviera’ of the south west, has many seaside shops and eating places and a sandy beach and offers historic walks along the coast and is only a 20 minute drive away. The village of Beer - an ancient fishing village (renowned for smuggling in ancient times) also offers some beautiful coastal walks. The surrounding countryside is particularly scenic and tranquil and there are many lovely local country walks. There is a public footpath from the farm which goes down to the historic pub in Dalwood – ‘The Tucker’s Arms’ which was built in 13th century. (It is a lovely 40min walk during the day but not advisable at night) A map of different walks is provided. Chard reservoir (said to be the birth place of powered flight) also offers a number of walks which are wheelchair friendly. Both Honiton and Axminster have weekly markets with a variety of stalls. Honiton boasts many antique shops and is famous for it’s ice cream shop which is open in the spring and summer, and lace and pottery making. It also celebrates many traditional activities. Axminster is famous for its carpet making and is the home of the River Cottage Canteen. There are many pubs and other eating places such as the well known carvery outside Honiton or one of the many places for Devon cream teas. The area also provides many garden centres, (such as Otter in Ottery St. Mary – the home of Thackeray and Coleridge) and 3 good farm shops(one offering ’Pick your own’), and 2 cider breweries. Places of interest – Durdle Door in the Dorset section of the Jurassic coast; the famous Eden project( only 2 hours away) Taunton,(the town was first settled in Saxon times – approx. 700AD) Dunster and Tiverton castles, Exeter cathedral.

Our cottage is tucked away behind the high street with easy access to the shops, cafes, restaurants and the train station. I would describe the decor as bohemian, with lots of books and games, plants and a piano. We have one cat (male, neutered). He is very good natured. We would appreciate you feeding him for us whilst you stay, thank you. The land adjacent to the property is currently being developed and occasionally work is carried out during the weekend. We hope you enjoy your stay.
This is our family home, therefore it is well equipped with things to make your stay comfortable and interesting. It is up to you to decide whether it will meet your requirements if you have young children. There are changes of floor level, and I no longer have infant equipment and there are a small number of things stored at a low height. We haven’t lived here long and there are jobs I expect to tackle in the future, like the bathroom, but it is a comfortable, serviceable and welcoming home. The mattresses in all the bedrooms were new in 2019. The bathroom is upstairs, as are the 3 bedrooms. There is a very slight change of level in the floor near the top of the stairs and then two steps into the main bedroom. The main bedroom is bright and spacious with a king sized wooden bed, french windows and a juliet balcony (this is not load bearing). The middle bedroom has a midi bunk bed with a 6ft long mattress at the bottom and a 6.5ft long mattress at the top. The third bedroom has a single bed with a 6ft long mattress. Downstairs there is a good sized kitchen with the dining room open to the side. We have an eye level oven, a separate electric hob and a fridge freezer. Please note we do not have a microwave. The dining room has our piano, a large oak table and 2 benches seating 6. There are two steps up to the living room, which has french windows onto the garden. There is a 4 seater sofa that can be a comfortable (flat based) single bed. There is also an armchair and a beanbag. There is a TV in the cupboard between the bookcases, we have a NOW subscription, and a dvd player. There is also a wooden cupboard containing lots of board games. There are books all round the house, please feel free to read any whilst you are staying here.
Honiton is a lovely town well equipped with amenities and nestles between two areas of outstanding natural beauty. The beautiful beaches of East Devon and Dorset Jurassic Coast are 20-30 minutes drive. And similarly the city of Exeter and all its amenities is about a 20 minute drive.

Two bedroom barn conversion with room to sleep four. Disabled access to ground floor bedroom and wet room. Dogs welcome. Set in East Devon AONB, deep countryside, secluded and private. Beware of birdsong.
Very peaceful and quiet place for the best in country stays. Beautiful surroundings, fresh country air, and wonderful night skies. The Jurassic Coast is a 15 minute drive away, plenty of parking space on our 9 acre smallholding in the fantastic Farway valley.
The Farway valley is part of East Devon AONB. Very rural setting amidst beautiful rolling hills, ideal for walkers and cyclists, and for just relaxing in the peace and quiet of the south west English countryside.

The Old Police House is a pretty country cottage dating back to Victorian times. It is set on the edge of the small hamlet of Northleigh, within a short drive to the coast at Branscombe, Beer, Sidmouth and Lyme Regis. It is approximately 5 miles from the A30 at Honiton and 4 miles from the A35. Nearest towns are Honiton and Colyton. The cottage has wonderful views over the surrounding field and hills and is close to the East Devon Way for walking
The picturesque front garden is south facing and offers a sunny spot for morning coffee, alfresco lunch or afternoon tea. You enter the semi-detached cottage passing under the roses around the door into a small lobby with doors to the right and left. The pretty sitting room to the left has a wood burning stove, one sofa, one armchair, tv, WiFi, book shelves with a selection of books and maps. The country kitchen in neutral tones has a ceramic sink, hob and oven with a table and four chairs. Fairly steep stairs lead up to two bedrooms, the main one having a double bed, bedside tables with lamps, a small chest of drawers and a wardrobe. The second bedroom has a 2’6” single bed, bedside table and chest of drawers. The shower room has a double shower, hand basin and toilet.
The cottage is located 4 miles from Honiton and the same distance to Colyton. Exeter is easily accessible by train from Honiton Station (40 minutes) and by road (40 minutes). There is an excellent Park and Ride service to the city centre of Exeter located approximately 17 miles away at the A30 (Honiton Road Park and Ride). There are lots of lovely cafes and tea shops in Honiton and Colyton. Full details are provided at the cottage.
