Upstairs there is a mezzanine with two single beds and a sitting area above the lounge area with a bathroom with free standing bath. The outside space is a south facing patio with table and chairs and a BBQ is available.

Along with 2 double bedrooms, this separate annex also comprises its own courtyard garden, ample parking as well as stunning views of the garden.

The Old Kennel is in the High Weald AONB. A delightful self contained cottage set next to the farmhouse (shared drive). The charm here is the tranquillity of the countryside surroundings on our working beef farm. Set apart from the workings of the farm to allow quiet enjoyment. With glorious morning to early evening sun the garden benefits also from shade if needed. The space is ideal for a couple. Wadhurst Castle Cottage is a charming Regency self catering holiday cottage with well proportioned rooms, creating a light, spacious holiday home for up to 6 guests in 3 bedrooms, with sofa bed available in the sitting room. It has its own small secluded garden and is located in the parkland of historic Wadhurst Castle Estate, near Royal Tunbridge Wells and within easy reach of the seaside, London and Gatwick. It is well positioned for visiting a wealth of National Trust properties.

Entire converted stone coach house

The Coach House is a newly converted, open plan space with very good internet connection in tranquil wooded location on the edge of the Ashdown Forest. It is adjacent to, but detached from the main house Fairstowe and is ideally suited for family occupancy or a couple. Guests have the freedom of having sole occupancy. A 2nd bedroom can be created by closing a multifold door where a single regular bed is provided for one guest and a single fold-out bed is available for a second.

Salters Green Oast House is reputed be the smallest oast in Sussex where hops used to be dried for the farmer's ale. Situated down a narrow lane off the A267on a quiet and secluded 64 acre cattle farm, which you are free to explore (though the cattle currently winter nearby), it is 15 minutes from Tunbridge Wells and about 30 mins drive from Eastbourne and the wider coast. Historic villages of Rotherfield and Mayfield are 5 mins away by car with pubs, cafes and shops.

Perfectly presented picture postcard cottage, on the edge of the Ashdown Forest, the inspiration for the Winnie-The-Pooh books and 3 minutes drive to the historic village of Hartfield for the village store, Pooh Corner tea rooms, pubs and farm shop. This is a great location to explore the Kent & Sussex countryside. The spa town of Royal Tunbridge Wells is a 20 minute drive and only 45 minutes to the South Coast. We are family friendly.

Coes Farm offers 50 acres of absolute tranquillity in amongst nature, with a bit of luxury thrown in too! We have formal gardens and ornamental ponds, a large lake, plenty of woodland, open fields, an indoor saltwater swimming pool with hot tub, a tennis court and a games room which is resident in our Micro-Winery! We planted our 5 acre vineyard in Spring 2021 and extended the existing Orchard with cider varieties in 2023.
