Beautiful traditional seaside cottage with stunning views

We have recently bought the house - it was very much love at first sight. We had been getting to know the area for the previous few years and loved holidaying here. Kirkcudbright (3 miles away) is a fantastic, vibrant town, always with plenty going on and many excellent and interesting local independent shops at its heart. This is coupled with its incredible artistic legacy and thriving arts scene. When we first visited for a week we didn't even leave the town as there was so much to see and explore. There is fascinating history in the Tolbooth, Castle, Stewartry museum and in the buildings all around; there are great local walks; fabulous food to be bought (including the best lamb chops i think i have ever tasted); lovely pubs and restaurants for a quiet afternoon pint or a good meal and a municipal swimming pool. There are beautiful art galleries and gems such as the National Trust for Scotland’s Broughton House previously owned by ‘Glasgow boy’ E.A Hornel. Nearby is the Cocoa Bean Factory and The Cream of Galloway (both offering excellent entertaining days out with children), Threave castle, a myriad of beaches and coves, interesting towns and villages including Castle Douglas, Wigton, Rockcliffe, Kippford and slightly further afield there is literally endless possibilities - favourites of ours include the internationally renowned gardens at Logan, beautiful Portpatrick (with Knockinaam lodge very near for serious food), Drumlanrig castle and Loch Arthur Camphill Community to name a few - and no doubt many many more. It really is a fabulous area to enjoy and explore!

When we saw Nun Mill House we realised its location was extremely special - a literal stone’s throw from the shore, a beautiful large beach literally 2 minutes walk away and stunning southerly views down the Dee estuary and out to sea. It is a wonderful character property that was fully and sympathetically renovated by its previous owner 25 years ago; someone who clearly loved and cherished it. We should note in places its a bit dated, and the carpet edges maybe a bit frayed here and there but not to a level that detracts and it is certainly a very comfortable, charming home and one we really looking forward to holidaying ourselves in over the years. A minor road runs to the front and side/rear of the house and the garden is largely enclosed but is not toddler proof. Over this road it is a bit of a scramble directly to the shore and short walks both ways to sandy beaches. For those less inclined to scramble a 2-3 minute along gives you easy access to both beaches in either direction.
It has a coal fire in the dining room and we have recently re-lined the chimney. There is a good 4G signal with Vodafone from the front garden/front windows and patchy with BT (but good on the shore just to the front of the house). There are 2 main bedrooms (one with a king and a single), the other with a double. There is extra pull out single bed which we usually leave in the Sunroom but can be moved as required. There is also a travel cot.

The views out onto the estuary and to sea are simply stunning from all the front downstairs and upstairs rooms.
