This is a Victorian through-terrace house with lots of light and high ceilings. You'll be staying in my home alone while I am away with work, in a quiet neighbourhood with free parking on my driveway, on the quiet back lane, or on the street.

Best of both words: cheaper than holiday let cottages and flats, but private and no other guests will be here during your stay. Covid cleaning protocols followed ready for your arrival and I’m more than happy to talk through them in advance to help you feel safe.

Some of my belongings are in the main parts of the (clean and tidy) house because this is my home, but your main guest bedroom does not contain my personal items and there is plenty of storage for you. You will also have a whole kitchen cupboard and shelf and drawer space in the fridge to store food.

Enjoy a relaxing stay in this quiet neighbourhood of Kippax, a lovely former mining village with decent shops a short walk or drive away.

No parties are permitted at my home out of respect to my neighbours, insurance reasons, etc. Please respect my home as your haven while you stay <3

*Getting around the area*

It’s easy to get to Leeds and Wakefield by car (very easy to the Temple Green Park and Ride if you don’t want to park in Leeds city centre), or bus (there is a bus stop outside the house!). Nearby Garforth train station has free parking (first come, first serve) and has regular connections to Leeds, York, Selby, Manchester, and further afield. Kippax is also exceptionally close to major road routes, which makes it a great place to stop off from a longer journey to explore the local area.

*Local amenities and things to do*

There is a corner shop very near the house, and Kippax itself has a decent Co Op supermarket and other shops a very short drive (or 15-20 mins walk) away. The village boasts a wonderful old-fashioned sweet shop, a post-office, a traditional butcher shop and bakery, and has its own pharmacy. There are also plenty of local take-aways offering fish and chips, Chinese food, Indian food, pizza and more.

The new Thorpe Park complex with Odeon Luxe cinema, Gino D’Acampo restaurant and several well-known shops (including TK Maxx, Fatface, Mountain Warehouse) is a 10 minute drive with ample parking. A short drive will also get you to nearby Garforth village, with several good restaurants and pubs, or to Castleford Xscape complex where you can go to the cinema, ski or snowboard indoors, play indoor crazy golf or go bowling!

You will also be in easy reach of more local art, history and culture in the area. In addition to everything going on in Leeds (Royal Armouries, city museum and galleries, music venues and great shopping), Wakefield (home to the incredible Yorkshire Sculpture Park and award-winning Hepworth gallery), within a 15 minute drive you are close to two stately homes and gardens:

- Temple Newsam is a beautiful stately home open to the public complete with cafe, garden shop, and working farm! It also hosts a ‘Go Ape’ for anyone wanting to test their bravery amid the tree tops!
- Lotherton Hall and Wildlife World is an historic country house with huge, beautiful grounds and its own wildlife centre.

*More about the house*

As described, this is the perfect place to stay for privacy in a clean and cosy home, without the cost of a hotel or ‘holiday let’. The main guest room is set up for you to feel at home with plenty of storage space and none of my personal belongings. Guests are welcome in every room except my own private bedroom, and you will have house to yourself as I will be away. I pride myself on keeping a clean and comfortable home and you will see from my home share reviews on my other listing that this is the case! The bathroom is light and airy, with a great powerful shower and bath if you fancy a soak (bubble bath provided if you want to treat yourself!).

Downstairs, there is a large living room with a comfy L shaped sofa, a massive dining room with a large dining table, and a kitchen with all the essentials to cook. You will have your own guest cupboard, and shelf and drawer in the fridge. The cupboard will always contain some cereal and snacks for when you get peckish, and I provide a range of teas, instant (but nice!) coffee, squash, and milk.

If you are a family or would like to check in as a small group, I can convert my living room into a private space for you during your stay. If you book for multiple guests you will have a mix-and-match choice of:
- comfy double air mattress
- comfy single air mattress
- one arm of the L-shaped sofa made into a comfy single bed

I will discuss how you would prefer beds for additional guests to be set up when booking. I aim to provide comfort and care to families and groups who would like to stay in the area, with personal touches and without the price tag of a hotel!

There is a patio garden that I love sitting in when it's sunny - it gets the sun until the mid-late afternoon in summer and is a nice spot to wake up with a cuppa or sit and read.

*Pets?*

Although I have not listed this as a pets-ok place, it might be - depending on the details. Just let me know if you need to discuss this. I am also open to discussions about specific circumstances around well behaved pets, subject to a small additional charge and a returnable in case of damage.

Please note that no smoking or vaping is permitted on the property but I have provided an ash tray at the end of the drive for guests who smoke. I’m asthmatic and therefore cannot allow guests to smoke on the property. Due to previous difficult experiences I’ve had to instigate a fine if smoking or vaping takes place anywhere on the property. There is an umbrella for guests needing to go to the end of the drive to use the ashtray for any wet weather though!

Amenities:
Kippax is a lovely, quiet village and has enough shops and amenities to make it practical! The house is very close to a corner shop, but there is also a decent sized Co Op supermarket on the main street (about a 15-20 minute walk uphill or very short drive in the car) and a late-opening Sainsbury's local too. Kippax still has its own post office, pharmacy, and a wonderful traditional sweet shop alongside other shops and businesses. You can even book a hair or nails appointment in the village!

Nature and getting outside:
It's perfect for walkers, runners, and cyclists if you enjoy getting off-road. I live very close to several nature reserves and footpath / bridle path networks (including the Leeds Country Way and Transpennine Way). My favourite place to run or just to walk and think is along the old railway lines into St Aidan's RSPB Nature Reserve which still has an exciting, huge mining machine called "Oddball" on display in the backdrop to lakes which host an incredible array of birds and wildlife. If you want to go further you can explore the canal and riverside, along to other nature reserves in the area -- I am always finding new places to run and walk!
