Booking is done via email or phone. Once confirmed you will receive an access code for the door so you can arrive at your leisure. We live locally and are available if needed...otherwise you have full privacy and independance.

This is a open concept studio style condo. It does not feature a private bedroom and its lay out is similar to a hotel room. It is a privately owned and operated unit within the Mountain Spring Condo Complex. It is a ground floor unit with a separate condo located above it.

(Early check in and late check out will be granted whenever possible)
TERMS OF AGREEMENT:
IMPORTANT: THE SMOKE DETECTOR AND FIRE EXTINGUISHER ARE BOTH INSPECTED AND CHECKED DURING YOUR POST CLEANING SERVICE. PLEASE ENSURE THAT YOU ALSO CHECK THESE DEVICES ON ARRIVAL. A STEP STOOL IS PROVIDED IN THE KITCHEN CLOSET TO ASSIST YOU IN REACHING THE SMOKE DETECTOR. IF THERE ARE ANY PROBLEMS WITH EITHER DEVICE PLEASE CONTACT US IMMEDIATELY SO THAT IT CAN BE RECTIFIED.
PLEASE INITIAL HERE THAT YOU WILL CHECK BOTH LIFE SAFETY DEVICES AT CHECK IN AND REPORT ANY PROBLEMS IMMEDIATELY
1 The tenants shall vacate the premises at the expiration time and date of this agreement. Failure to check out on time will result in a fee of $15 per 15 minutes. (This is because the condo has cleaning staff that are being paid while waiting for the condo to vacate so it can be cleaned).
2.The tenants shall maintain the premises in a cared for and clean condition, and use the premises only in a careful and lawful manner. Tenants shall pay for the maintenance and repairs should the premises be left in a lesser condition. The tenants agree that the landlord shall deduct costs of said services from the security deposit prior to refund if tenants cause damage to the premises or its furnishings.
3.The tenants shall have no more then 4 (four) persons in the residence.
4.The tenants shall behave in a civilized manner and shall be good neighbours respecting the rights of the surrounding property owners. The tenants shall not create noise or disturbances likely to disturb or annoy the surrounding vacationers. Creating a disturbance of the above nature shall be grounds for immediate termination of this agreement and tenants shall then immediately vacate the premise. Quiet hour starts at 11pm (as per the strictly enforced town by-law) and noise should be kept to a minimum. The resort does have security and town bylaw does patrol the area. Any visitors to the condo due to excessive noise will result in immediate loss of entire security deposit.
5.There shall be no smoking inside the premises. Smoking is permitted outside the condo. Cigarette butts must be disposed of in the can provided. This is to keep the premises clean and to avoid fire. Smoking within the premises will result in loss of entire security deposit.
6.The tenants and tenants guests shall hereby indemnify and hold harmless the landlord against any and all claims of personal injury or property damage or loss arising from the use of the premises regardless of the nature of the accident, injury or loss. Tenants expressly recognize that any insurance for property damage or loss which the landlord may maintain on the property does not cover the personal property of tenants, and that tenants should purchase their own insurance for tenants and guests if such coverage is desired.
7.The property has a fire extinguisher installed beside the patio door mounted on the wall. The fire extinguisher was inspected and was fully charged prior to your check in. Tenant agrees to use the fire extinguisher only for true emergencies. Misuse of this fire safety device will result in loss of security deposit, eviction and/or charges.
8.The property has a smoke alarm which was inspected and tested prior to your rental check in. Tenant will notify the landlord without delay if a fire alarm ‘chirps’ or has a low battery condition. Misuse, removal or damage of this life safety device will result in loss of security deposit and/or eviction.
9.Valuable items left behind by the tenant will be held for the tenant and every reasonable effort will be made to contact the tenant for return (at the tenants cost). If items are not claimed for longer than 6 months they shall become the property of the landlord. The landlord shall not be held liable for condition of said items.
