Crab Pot Cottage is newly renovated & provides unparalleled luxury holiday accommodation in Trearddur Bay, Anglesey. The cottage is very sociable with 50 m2 living / dining / kitchen & is suitable for multi-generational holidays, those with mobility problems & families with children. It would also suit groups of friends or couples looking to holiday together. We aim to exceed your expectations & offer hot tub, 4 bedrooms and 3 bathrooms

The cottage has complimentary high speed fibre internet (WIFI), so if you need to work from home or just want to stream or surf the internet, you can be assured that it is everything you need and more.

The fully equipped kitchen has a double oven, 5 ring hob, combination microwave, large american style fridge freezer and all the gadgets and equipment you could ever need to rustle up a fabulous dinner for 8 including a coffee machine, food processor, juicer, professional kitchen knives and slow cooker for hearty winter meals. And no need to wash up, just load up the dishwasher. Large granite worktops mean there is plenty of room to prep or just gather round the kitchen with a glass of wine whilst dinner is on the go.

Large comfy settees enable all the family to sit down and watch their favourite show or movie together. There is a 50 inch HD TV with full Sky package including sports. A wide selection of board games, puzzles and books are also available. The modern dining area seats 8 and the patio doors provide access to the rear garden and hot tub.

A utility room boasts a large heated drying area, perfect for wetsuits or outdoor clothing. There is also a washer dryer, sink and a drinks fridge.

Two of the bright and airy bedrooms can be configured as twins or king size beds. These bedrooms share use of a brand new shower room with a large walk in shower, toilet and sink.

Bedroom three is tastefully decorated with a large king size bed and modern furnishings. The spacious family bathroom is located next door and has a large freestanding bath for well-earned evening soaks in the tub, contemporary loo and double his 'n' hers sinks.

Bedroom four has a large king size bed and has patio doors to the front, with a small, decked terrace. This bedroom has a beautiful en-suite with large walk in shower, toilet and double "his 'n' hers" sinks.

All the bedrooms have been re-decorated and re-furnished and offer plenty of storage. Beds are of a hotel quality and are super comfy. Fresh, quality linen and towels are included in your booking as well as waffle bathrobes to enable you to get the most from the hot tub.

To the front there is a large lawned garden and parking for 2 cars on the drive.

To the rear there is an enclosed garden laid to lawn and perfect for children and dogs.

The 6 seater hot tub sits on a lit decked area, covered by a gazebo, together with a large outdoor table and 8 chairs. Perfect for al fresco dining or an evening drink.

A gas BBQ and a gas pizza oven are available to ensure you make the most of outdoor living.

Bookings are subject to the following terms and conditions as agreed to at the time of booking.

A contract between you (the guest) and the owners (Hamm Property Ltd) will come into existence when we receive payment and accept your booking by issuing a confirmation of booking for the holiday dates shown in the rental agreement. The contract binds you & all the members of your party. It is your responsibility to ensure that all members of your party accept the terms of the contract set out in these terms & conditions of booking. Failure to disclose all relevant information or comply with these terms may lead to termination of the contract & loss of the booking.

A non-refundable deposit of 25% of the holiday price is payable at the time of booking. Bookings made less than six weeks before your arrival date must be accompanied by the full amount of the holiday charge

£150 refundable damage deposit is required to be paid on arrival to our management agent – Sandown Properties Ltd – in Trearddur Bay.

The balance must be paid so as to arrive no later than six weeks before the commencement of your holiday. If the balance is not received by the due-date, then your holiday will be treated as a cancellation and the client will remain liable to pay the balance of the amount due

All cancellations must be immediately notified by telephone and then in writing. If you cancel your holiday more than 6 weeks before it is due to commence, then your deposit will be forfeited. If you cancel less than 6 weeks prior to the holiday, then the full balance remains due and is not refundable.

We strongly advise that you take out comprehensive travel insurance. If you choose not to then you accept responsibility for any loss that you may incur due to your cancellation.

Your booking will not be cancelled by the owners except in exceptional circumstances beyond our control. Notification will be given of the cancellation as soon as possible and we will promptly refund all payments made for your holiday. Our liability for cancellation will be limited to payments made to us.

The number of persons using the accommodation at any time must not exceed 8 and only those people listed on the booking form can occupy the cottage. We reserve the right to terminate the booking without notice and without refund in case of a breach of this condition.

Bookings cannot be accepted from persons under eighteen years of age.
We (the owner) reserve the right to refuse a booking without giving any reason.
We or our representative reserve the right to enter the cottage, with two hours’ notice, to undertake essential maintenance or, with no notice, for inspection purposes, where we believe that the terms and conditions have been breached.

Tenancies normally commence at 4pm unless otherwise agreed and guests are required to vacate the cottage by 10am on the day of departure. This allows the accommodation to be thoroughly cleaned and prepared for incoming guests. On departure guests need to ensure the cottage is left tidy, furniture replaced to its original position, bins and fridge emptied and all dirty dishes cleaned.

Smoking inside the cottage will result in immediate termination of occupancy and forfeiture of all payments. This must be strictly adhered to and any damage or extra cleaning caused by smoking will be at your expense.

Pets are welcome by prior arrangement. Throws and dog beds are available and we strongly request that pets are not permitted on the furniture. Any dog mess in the garden should be disposed off prior to departure.

Damage deposit – In making a booking you accept responsibility for any theft, breakage or damage caused by you or any member of your party and agree to indemnify us in full for any loss that we may incur as a result.

The security deposit will be returned within 7 days of the end of your holiday less the cost of damage/breakages.

Damage to property – Please treat the facilities & accommodation with due care so that other guests may continue to enjoy them. In the event that you notice damage in your accommodation please let us know immediately so that we can take the appropriate action. If there have been any breakages during your stay, we would be grateful if you could replace them or advise us before you leave. The accommodation will be inspected at the end of the holiday & you may be charged for any loss or damage found.

Please lock the doors and close the windows when you leave the property unoccupied.
The owner reserves the right to make a charge to cover additional cleaning costs if the guests leave the property in an unacceptable condition.

Please note that in the event that any keys issued are not returned at the end of your stay, then the cost of replacement will be charged to you.

The client may in no circumstance re-let or sublet the property, even free of charge.
The internet connection is available (at no extra cost) subject to technical availability.
The owner shall not be liable for any temporary defect or malfunction of any equipment, machinery or appliance in the building, garden or hot tub.

All inventory must remain in the property it was in at arrival and not be taken to another property.

All guests must abide by all of the hot tub safety rules and the hot tub is used at the guests own risk and Hamm Property Ltd will in no way be held responsible for any accident or injury arising from incorrect use of the Hot Tub, or failure to adhere to the safety advice.

1. Do not allow young children in the tub unsupervised.
2. Do not have any electrical objects near the hot tub.
3. Do not consume alcohol whilst using the hot tub.
4. Do not use the hot tub whilst under the influence of Drugs or Alcohol
5. Do not use glasses of any description in the hot tub. Plastic glasses are suitable.
6. Do not use the hot tub if you have an infectious disease.
7. Do not enter the hot tub with clothes on, only wear suitable swimming attire.
8. Do not enter the hot tub with footwear on or any other sharp objects.
9. Do not allow animals near the hot tub
10. Do not dive or jump into the hot tub.
11. Do not sit on the sides of the hot tub
12. Do not sit on the hot tub cover.
13. Do not stand, sit or place anything on the motor housing.
14. Do not use the hot tub if pregnant
15. Do not use the hot tub after strenuous exercise
16. Do not turn the hot tub off overnight;
17. Do not drain down the hot tub at all unless you have spoken to us and we have agreed.
18. Do shower before entering the hot tub.
19. Do put something down to wash or wipe your feet on before entering the hot tub.
20. Do keep the thermal cover on when not in use.

Children under 18 must be supervised by their parents/guardians at all times.
We reserve the right to terminate a holiday without compensation where the unreasonable behaviour of the persons named on the booking (or their guests) may impair the enjoyment, comfort or health of neighbours or other residents
Any problem or complaint which the client may have concerning their holiday must be immediately reported directly to us and our representatives and we will endeavour to put matters right. Any complaints not reported to us/the property manager at the time and only reported after the client has returned from holiday will not be considered by the owner.

We reserve the right to make reasonable amendments or additions to these terms and conditions without notice.

This property is privately owned and is our home. We expect all guests to enjoy the facilities and treat the property with the same respect that they would with their own house.
