2 bdrm, 2 full bathroom apt. near scenic woods of Boyle Park (which has paved walking/cycling trails, and numerous mountain bike trails). Access to back patio with seating. We provide groceries for a light breakfast. This is part of a family home where the owners live & there’s a 2nd rental next door. If hearing someone walk or talk bothers you, this is not for you. This is a suite that is part of a main house, with its own separate entrance, and its own, gated section of the backyard, on a lot with lots of trees. It is a split-level house, so part of the guest suite is below ground and part of it is above ground--both bedrooms have natural light and lots of windows, but the living room and kitchen do not have natural light. The owners live on-site--it is a newly purchased house, and the 2 bedroom apt/guest suite has been decorated with an eclectic and colorful flair.

As you are looking at the house, you pass through the side gate on the right-hand side, and walk along the side of the house until you see the first side door of the house. You enter the entryway hall. To the right you can enter one of the bedrooms with a keypad, and to the left walk down a bit until you see a door marked "Apt. No. 2 Main Entrance", which also has a keypad (same code as the bedroom entrance). The apartment is shaped like a horseshoe with the main entrance on one end and one of the bedrooms on the other.

The suite is totally private, and has an electric stove, a microwave, a refrigerator and freezer, pots and pans for cooking, a coffee/tea-maker, and laundry on-site available for guest use (you do not need to enter our personal space to access it, the laundry room is just behind the door to the left of the inner entrance door that leads to the living room and is marked "laundry"; you also can go through the pink door in the kitchen.) The laundry room also has a workbench table and power tools which are not available for guest use.

One bedroom has its own large closet, and a queen-sized bed with a 10 inch thick mattress. Next to the bedroom is the second bedroom--it has its own small closet, its own private full bathroom, and two twin sized beds each with 10 inch thick mattresses. The two bedrooms are separated by a small, sliding pocket door. The second bedroom can be entered either through the master bedroom, or the entryway hall (which has a lock so that it is secure from the hallway entry), so that no one has to enter the other bedroom to enter his/her own bedroom.

The living room has a large comfy couch, that can sleep one person comfortably. The living room also has a 28" smart TV, a small dining table that can be used as a laptop work desk, and five chairs that can be re-arranged for sharing meals at the table.

The door in the hallway between the living room and queen bedroom leads to a small, covered cement private patio with chairs for lounging and access to the shared backyard. The propane grill is not available for guest use.

The property is ideal for nature lovers--It is a ten minute walk to nature trails, paved cycling trails, and intermediate level mountain bike trails, with a stocked pond. The house has lots of landscaping and two small water features on the premises. There is plenty of space available for keeping a bike or kayak locked on the premises (in the private yard).

The apartment is also STRICTLY NON-SMOKING, meaning it is not allowed inside the apartment or outside on the patio.

Please keep in mind that it is part of a house where the owners live. There are quiet hours from 9pm-9am, but if hearing someone else watch tv through the walls at 6pm or hearing people walk around or folding laundry upstairs bothers you, then this is not the house for you.

Please Note:
Before checkout, we ask that our guests do these three things:
1. Wash any used dishes with soap and water
2. Pull any used sheets, pillowcases and towels and place them in the provided laundry basket (but leave the mattress protector and comforter cover on)
3. empty all trash into the city garbage can located at the end of our driveway on the street side

We understand if you don’t have time or don’t want to do this, and if that is the case we will be charging a $35 cleaning fee. Otherwise, there is no cleaning fee.

Please keep in mind that it is part of a house where the owners live and there is also another rental unit on the other side of this unit. In the wall between both units, there is a door that locks on both sides. We installed a solid core wood door, with 4 inch insulation between it and a second door, and haven't received any more comments about sound since. But again, please keep in mind that this was build as a single-family home with mother-in-law units for family, and so there is some noise transfer between the two units given that this is a single family home. There are quiet hours from 9:30pm-9:30am, but if hearing someone else watch tv through the walls at 6pm or hearing people walk around or folding laundry upstairs bothers you, then this is not the house for you.

The neighborhood is residential with lots of trees and multiple mid-century modern, 1960's style homes, and is directly adjacent to UALR's Main Campus on one side and Boyle Park on the other.

The neighborhood is referred to as Point of Woods/University West/Midtown, and is centrally located; it is a 5 minute bike ride/2 minute drive to UALR's main campus, a 10 minute drive to UAMS, a 12 minute drive to Bowen School of Law and downtown Little Rock, and an 8 minute drive to Little Rock Zoo and War Memorial Stadium.

The best part is the house's proximity to Boyle Park, the largest park within city limits, with extensive paved cycling/walking trails, wooded hiking trails, intermediate mountain bike trails, a stocked pond, and a creek. There are also lovely pavilions with barbecue grills, free and available for reservations. The park is 10 minutes by foot and a minute or two by car.

This is an economically and racially diverse neighborhood and we welcome all. In the immediate 2 block vicinity, there are architects, plumbers, gallery owners, professors, and mechanics, who are Asian, African-American, Latino, Caucasian, LGBTQ and straight; homeowners and renters. We are an inter-racial couple and are LGBTQ allies, and we deeply value diversity. Please keep all of this in mind before asking awkward questions.

When we aren't traveling together, either one or both of us will be on the premises (we live in the street-level section of the house) and can be contacted directly for problems--or hopefully--just for guidance on local eats and places to hang. (If we are not available, we will have someone available who can assist you with urgent matters.) We are New Orleans transplants, and avid music lovers (one is a jazz musician and the other is a professor/independent record label owner) and have solid leads on what there is to do in Little Rock, a town we continue to enjoy exploring. We also have done extensive research on food options--everything from white linen fine dining, to hole-in-the-wall taco trucks.
