Unlikely you will find anything like WALKERS RUN, only 90mins drive from Sydney! If you are over 22 (sorry,no children allowed except babies not yet crawling, for their safety due to elevated decks & cliffs). You will enjoy"W R",described as Rustic, Funky, Tranquil, with a “million dollar view".
Walkers Run features open plan living, wooden floors, ample floor to ceiling windows, spectacular views of bush-clad ranges with beautiful sunrises and sunsets,...AND only an hour and three quarters from Sydney.
Situated on 30 acres of private property surrounded by native trees, Grass trees, expansive native bush and It's own bush walking track. Occasionally Kenny the Koala visits in the mating season, big Grey Kangaroos, Wallabies and Wombats graze regularly on the land. See King Parrots, Rosella's, Lyre birds, Goanna's and other native species. On those hot summers days cool off by floating around in the above ground, small but effective pool.
There are 2 large decks providing outdoor dining, loungers, hanging chairs, 2 outside fire-places, (plus 2 indoor log burners) 4 burner gas bbq, (spit-roast, by request) outdoor speakers and outdoor mood lighting.
Walkers Run grew from a classic “humpy" dwelling deep in the bush, to a larger “version". The original existing humpy is a cosy, carpeted lounge-room with a hand-made potbelly log-burner, reverse cycle air conditioning, a double sofa-bed and an extension dining table.
Off this room is the smaller of the 2 decks, accessed through French doors to the bbq and outdoor dining table and chairs.
A second bedroom is also accessed off the humpy. It has a comfy Queen size bed and unusually delightful décor.
The bathroom is a mix of “Pink" vintage hand-basin, loo and original claw bath with overhead rain-shower. Towels are provided. A second toilet is located outside, in a "funky room" typical of Walkers Run. Plus an outside, open-air "cold only" shower for those hot summer days.
Master-bedroom features a King-size bed handmade out of early settlers Post n Rail fencing and is “linked" with the main lounge room therefore sharing the awesome views, music, movies etc, however, can be screened off with a huge "block out" curtain if preferred.
The main lounge has massive Bi-Fold glass doors onto the large main deck, floor to ceiling glass, timber venetian blinds, exposed timbers, slow combustion log burner, 65" Plasma TV, Bluetooth, Blu-ray, Foxtel, Home Theatre, vast selection of dvd's, air-con, ample seating including a second double sofa-bed, and lots of mood lighting.
The kitchen is included in the open plan layout, with a stainless steel 5 Burner Gas Stove with oversize Electric Convection Oven, Teppanyaki, (only used for private functions) Dishwasher, Microwave, Food Processor, Juicer, Blender, Cake Mixer, Nespresso Coffee Machine (and pods), Coffee Grinder, Coffee Plunger (and beans).
Guests have their own Fridge/Freezer (with ice on the ready).
Third bedroom has a double bed and compact study with a selection of Board-games.
Ample amount of parking on the property.
Mobile phone reception is “patchy" unless your service provider is Optus or Virgin.
Wireless internet is available on request. This is not unlimited, a guest prepay is available, 4gbs for $30, or 7 gbs for $50. Sad but the best any provider can offer us in Bucketty !
There are 2 general stores and a great vege shop 20 kms BEFORE reaching Bucketty, both stores sell petrol.
Private Road One is 1.25 kms of dirt road so we ask you take care, not exceeding 20 kms per hour, with respect to the road, and especially to your vehicle.

Therefore we have a prepay system for guests, minimum we can load is 4 gbs for $30, or 7 gbs for $50, which is an additional cost to the guests. Cash on arrival is fine.
IMPORTANT; Bookings can only be taken 36 hours or more before the requested time of arrival.
Bookings taken for adults only, all guest MUST BE 22 YEARS and older.
Babies are allowed and welcome but not once they are crawling due to the property not deemed as "childproof", due to open fires, elevated decks, cliffs in dense bush and a home full of readily accessible memorabilia.
VISITORS OR EXTRA GUESTS NOT PERMITTED ON THE PROPERTY........
UNLESS...discussed and authorised by the owner prior to the registered guests arrival. If permission has NOT been obtained, unauthorised visitors will be asked to leave immediately.

Only registered guests and approved visitors may stay on the property.
Visitors must leave the property by 7pm.
The guests will be liable for, and must immediately notify the agent of, damage other than the normal wear and tear, including damage from accidents or excessive mess.
LIGHTING OF FIRES.
Lighting of outdoor fires is not permitted when Fire Bans are in place. Lighting of fires by guests, at ant time, must have the permission of the owner.
Smoking is not permitted in the house. Ashtrays are provided for smoking undercover outside.
IMPORTANT: Cigarette butts MUST be fully extinguished and extreme care taken in this regard.
Lighting candles is not permitted. However, imitation candles are provided.
NSW noise restriction rules apply, Friday, Saturday 12pm, Sunday -Thursday 10pm.
In most cases, Dogs will be allowed, however approval must be gained from the property owner BEFORE confirmation of their booking.
Guests must leave the property in the same condition as it was on their arrival.
Clean sheets, bedding and towels are provided and beds are made up on their arrival. Sofabeds made up upon request. The cleaning of used towels sheets bedding, tea towels etc is not to be done by, or is the responsibility of the guests.
Rubbish bins for re-cycling are provided. Removal of guests rubbish will be done by the property owner.
