With abundant lake-effect snow unique to the area, winter brings a whole new level of outdoor activity opportunity for snowmobiling, snowshoeing, and cross-country skiing.

*** Ask about our newly finished 3rd-story getaway level. The 3rd floor can only be rented in combination with the main house booking; it cannot be booked separately from the main house. The 3rd floor includes: 2 additional bedrooms that sleep 4 adults (2 twin XL beds plus 1 full bed) for a house total of 16 overnight guests; a full bath; kitchenette; dining area with balcony; living area with 55” TV, and especially scenic views!

*** Additional charges apply if hosting more than the 12 overnight guests or 16 if also renting the 3rd floor. Owner must be notified. Overnight occupancy up through the 2nd floor is up to twelve (12) based on beds or up to sixteen (16) if the 3rd floor is rented in combination with the main house. If more people stay overnight, Guest agrees to pay $30 per additional person per night.

*** Guest is permitted to invite non-overnight guests to enjoy the property with them during the day. Weddings and wedding receptions are not allowed. Guest shall inform Owner if non-overnight guests are invited to the property and agrees to pay additional fees as communicated by Owner (normally $10 per non-overnight guest per day).

*** The nightly rate for 2021 is $339/night. The nightly rate for 2022 is $349 per night.

*** Minimum night stay requirements are as follows: June -- 4 nights; July through Labor Day -- 5 nights; After Labor Day through October 16 -- 4 nights; all others dates and by owner permission -- 3 nights.

No need to trailer your Snowmobiles or ATV’s to parking lots. Snowmobile and ATV groups ride their machines on the shoulder of Van Auken Rd past our driveway all the time to access the trails directly. The Pulaski-Boylston C5A Corridor Snowmobile Trail is less than a mile straight north of our property.

THINGS TO DO IN THE AREA:
The closest most popular activities are the fishing and water sports attractions due to the Salmon River, the Reservoir, and the Falls. State Park beaches on Lake Ontario are nearby, and there are golf courses over there too. A little further away to the northeast, in our Tug Hill region, there is a popular wine tasting vineyard location in Lowville. Henderson Harbor and Sackets Harbor to the northwest on Lake Ontario are nice villages to visit. Watertown has a shopping mall, and whitewater rafting on the Black River. The Thousand Islands region has a great boat tour on the St. Lawrence River that departs from Alexandria Bay. If you are interested in a quick trip to Canada, Kingston, Ontario, is only a 1.75 hour drive away. About 50 minutes to the south of us, in Syracuse, is Destiny USA, a large shopping and entertainment complex on the shore of Onondaga Lake.

Our own local country roads are great for biking/running/walking and there are miles of woods trails on our property for motorized toys or just your power. We have a 4-acre pond stocked for catch-and-release fishing. There are lively large-mouth bass near the top and sleepy channel catfish near the bottom. We have a swimming/canoeing/kayaking dock too.

DETAILED ROOM DESCRIPTIONS BY LEVEL:
First Level (1350 sq ft conditioned, plus 500 sq ft Sunroom)

Foyer and Powder Room: When coming in from the full-length front porch, the foyer provides space for leaving shoes, hanging coats, and access to the powder room facilities.

Living Room: Three La-Z-Boy sofas provide seating for 9, all with good view to the 55” LCD flat screen with surround sound. Amplifier has front auxiliary input for connecting MP3 player, iPod, smart phone, etc. Blue Ray player with up-sampling for traditional DVDs. WiFi internet service is provided via Frontier DSL. For viewing videos in the Living Room, please bring your own DVD’s or use the WiFi to connect your own streaming service. Cable TV service is not available.

Kitchen: Fully-equipped U-shaped kitchen ready for meal making. Electric cooktop, wall oven and wall microwave. Countertop toaster oven with convection bake. Toaster and two coffee pots. 26 cubic foot side-by-side refrigerator-freezer. Dishwasher and large sink. Lots of cabinet and countertop space. Cookware provided. Tableware provided for up to 24. Sunset views to the west toward Lake Ontario are often amazing.

Breakfast Area: A breakfast table adjoining the kitchen fits 6.

Dining Room: A large dining room with great outdoor views offers seating for up to 12 at the table.

Sitting Room: This room, with two love seats and two barrel chairs, is the primary connection to the deck via a 9’ sliding glass door overlooking the pond. It is hard to get enough of sitting in this room and looking out at the ever-changing water patterns, colors, reflections, and duck and geese activity.

Deck: A large 900 square foot deck provides lots of space for relaxing, eating, and enjoying views of the water, field, and woods beyond. An electric outdoor cooking grill is provided. (Remember to bring your own water toys.)

Sunroom: The sunroom, surrounded by windows to the east, south, and west, is accessible by doors connecting to the Breakfast Area, Deck, and front porch. This is considered a 3-season space as it is insulated but not heated. Large windows, ceiling fans, or a window A/C unit can be used for cooling in summer. It is a great gathering place for all kinds of family or group activities. Fourteen (14) outdoor chairs are kept in the Sunroom for use on the Deck or in the Sunroom. Folding tables are kept in the Pantry for use in the Sunroom or on the Deck. There are two (2) 60” round tables, two (2) 48” round tables, and one (1) 18”x72” buffet table. Fourteen (14) upholstered folding chairs, for indoor use only are also stored in the Pantry.

Pantry: A large pantry accessed from the sunroom provides space for extra storage of food or other items. It also provides storage space for the folding chairs and folding tables.

Laundry: The laundry room provides a washer and dryer for your use, as well as a deep double-bowl wash sink. An exterior door from the laundry room to the deck is helpful to reduce traffic through the Sitting Room and to keep the floors cleaner.

Second Level (1350 sq ft conditioned, 200 sq ft Loft)

The Master: Sleeps 2 adults. This bedroom with ash hardwood flooring is located in the southwest corner of this level. It has a King bed, two closets, two barrel chairs, a small desk, and bathroom with shower. Additional storage is available in large drawers under the bed. Two folding suitcase stands and bedding are stored in the closet.

The Jonathan: Sleeps 2 adults. This bedroom with tan carpet and cherry wainscot is located in the northwest corner of this level. It has a Queen bed, closet, dresser, and bookcase. A folding suitcase stand and bedding are stored in the closet.

The Austin: Sleeps up to 4 adults. This bedroom with ash flooring and wainscot is located in the northeast corner of this level overlooking the hayfield and pond. It has a Twin-Over-Full bunk bed, another Twin bed, closet, dresser, and two chairs. A folding suitcase stand, bedding, and an air mattress are stored in the closet.

The Michelle: Sleeps 1 adult(+). This bedroom with vinyl tile flooring and throw rug is located in the middle of the east side of this level. It leads out to a 4’x10' balcony overlooking the deck and pond. It has a Twin bed and a “chair-and-a-half” that can be pulled out as a foam mattress suitable for a smaller person to sleep. Bedding is stored in the Hall Linen Closet next to this room.

The Rebecca: Sleeps 2 adults. This bedroom with oak flooring is located in the southeast corner of this level. It has two Twin-XL beds, a dresser and two closets. Access to The Loft is from this room.

The Loft: This auxiliary room is accessed through The Rebecca and overlooks half of the Sunroom. It has two full-size sleeper sofas. It can accommodate youngsters in sleeping bags in mild weather, or additional space for play, reading, etc.

Family Bathroom: This large bathroom has a full-sized tub-shower, two sinks, toilet, and towel storage in a built-in cabinet with roll-out shelves.

Lower Level (1350 sq ft walk-out basement)

Basement: Glass block windows look out toward the pond. The ping-pong table provides lots of fun, or it can be folded and rolled aside so that young children may roller blade. A sink provides a place to clean up for arts and crafts or when coming in from outside.

Garage: A two-car garage is available for your use. A walk-through door with security key pad provides entrance to open the overhead doors.

SHORT-TERM LEASE AGREEMENT

This Short-Term Lease Agreement (“Lease”), effective as of the date first payment is made through the Airbnb booking system (“Effective Date”), is entered into between Blueberry Pond LLC, a New York limited liability company with principal place of business in Lacona, New York (“Owner”), on the one hand, and the person making the booking through the Airbnb system (“Guest”), on the other hand, (“the Parties). For good and valuable consideration, the sufficiency of which is acknowledged, the Parties hereby agree as follows:
1. Rental Rate, Fees, and Payment Schedule:
See the Rental Quote and Payment Terms sent to you through the Airbnb booking system. Guest agrees to pay for any international credit card surcharges. No refunds will be given due to weather or road conditions. We recommend AWD/4WD during the snow months.
2. Property. The Property is a fully furnished house on 140 acres located at: 260 Van Auken Road Lacona, New York 13083. Up through the 2nd floor includes: 5 bedrooms; 2.5 baths; full kitchen; dining room; living room; sitting room; study; laundry; sunroom with loft playroom above; full basement; 2-car garage. Adding the third floor includes: 2 bedrooms; 1 full bath; kitchenette; dining area; and living area. Provided are: ample furniture; decorations; lighting; complete bedding; bathroom and beach towels; fully equipped kitchen and tableware; washer, dryer, and sink in laundry; luggage racks; 2 Pac-N-Plays; 2 high chairs; a hair dryer in each bathroom; 14 portable padded chairs for the Sunroom; 19 mesh deck chairs; 7 portable tables for the Sunroom or the deck; 2 canoes; 1 kayak; life preservers and paddles; ping-pong table.
3. Rental Party: Hereinafter in this Lease the term “All Guests” shall mean the Guest, Rental Party, and any others whom they invite to use the premises, collectively. Overnight occupancy of All Guests up through the 2nd floor is up to twelve (12) based on beds. When the 3rd floor is also rented, overnight occupancy of All Guests for the 3rd floor is four (4) based on beds. If more people stay overnight, Guest agrees to pay $30 per additional person per night.
Guest is permitted to invite non-overnight guests to enjoy the property with them during the day. Guest shall inform Owner if non-overnight guests are invited to the property and agrees to pay additional fees as communicated by Owner (normally $10 per non-overnight guest per day).
4. Minimum Age: No one under 25 years old may be the Guest signing the Lease and the Guest signing the Lease must be one of those staying at the Property.
5. Occupant Use and Maximum Occupancy: All Guests agree not to use or occupy the house for any purpose other than a dwelling and shall avoid making unreasonable noise or disturbing the peace and abide by all laws. People in excess of the agreed Rental Party may not stay overnight. All Guests are the sole responsibility of Guest.
6. Term of the Lease. The Term of the Lease begins at the Check-in Date and Time listed in the Airbnb booking, and ends at the Check-out Date and Time listed in the Airbnb booking.
7. Minimum Stay: This Property requires payment for a minimum stay of (3) nights except between July 1 and August 31 the minimum night stay of (3) nights is required.
8. Rental Rules: Guest agrees to abide by the Rental Rules attached as Exhibit A at all times while at the Property and shall cause All Guests to abide by the following rules at all times while at the Property.
9. Access: Owner and necessary representatives authorized by Owner shall have access to the property on reasonable notice to the Guest to: a) inspect the property; b) make necessary repairs, alterations, or improvements; and c) supply necessary services. The Owner may access the property at any time without notice to Guest in case of emergency or any reports that Guest is in default of the terms of this Lease.
10. Housekeeping: There is no daily maid service or housekeeping service. Linens and bathroom towels are included in the rental; they are not to be taken from the house. Ten (10) beach towels are provided for your use and shall be returned to the house.
11. Damage and Condition of Property: At the expiration of the term of the Lease, Guest agrees to peacefully return the Property to Owner with the property clean and in good order. Guest agrees to be responsible for damages beyond normal wear and tear. In the event of a failure of a property component or appliance, Owner will make every reasonable effort to have it repaired timely. No rebate of rent will be granted for the failure of a component or appliance or for Owner's inability to make timely repairs. No feminine products may be flushed at anytime. If these or other inappropriate items are flushed and clog the drain or septic system, Guest will be charged for the repair. The damage/security deposit is for Owner’s security and shall be refunded within 14 days after Check-out provided no deductions are made due to:
a) damage to the Property or furnishings;
b) dirt or other mess requiring excessive cleaning;
c) items belonging to the Property that are missing;
d) violation of the no pet and no smoking policies or other Rental Rules; or
e) any other reasonable cost incurred by Owner due to the stay of All Guests.
If damage to the Property exceeds the amount of the damage/security deposit, Guest agrees to pay for repair or replacement of any part the Property that is destroyed, damaged, or stolen during the stay or event. Such payment or replacement must be made immediately upon receipt of notification from Owner. If the premises appear dirty or damaged upon Check-in, Guest shall immediately inform Owner.
12. Insurance Reservation: We encourage all renters to purchase traveler insurance if so desired. No insurance is provided by Owner for All Guests for any claim whatsoever. Below are some references you may contact to purchase such insurance: www.allstate.com/renters/insurance; www.Progressive.com/Renters. All of the Property is privately-owned and the Parties agree that Owner is not responsible to All Guests for any accidents, injuries or illness that occurs while they are on the Property premises or its facilities. The Parties agree that Owner is not responsible for any loss of personal belongings or valuables of All Guests. By accepting this reservation, the Parties agree that All Guests are expressly assuming the entire risk of any harm or loss arising from their use of the Property.
13. Defaults: If there is any default in payment or in any provision of this Lease, the Owner may, at its option, declare this Lease null and void and said Term of the Lease ended. If there is a default after the beginning of the lease term, the Owner may enter the premises and remove all persons therefrom or take any action for the recovery of the possession thereof. The Owner shall be entitled to retain all rental payments and the security deposit should Guest breach this Lease after the commencement of the lease term.
14. Signature and Approval: The signatory on this Lease certifies that he/she at least 25 years old. This Lease is accepted subject to receipt of payment.
15. Counterparts: This Lease may be executed in any number of counterparts, including counterparts transmitted electronically or by FAX, any one of which shall constitute an original of this contract.
16. Entirety: It is understood and agreed that this Lease shall represent the entire agreement between the parties. Any additional amendments shall be in writing and signed by all parties.

EXHIBIT A: RENTAL RULES

We want everyone to enjoy our home and property for years to come, so, while you enjoy, please treat it with respectful consideration.

1. No smoking.
2. No pets or horses.
3. No excessive consumption of alcohol and no underage drinking.
4. Use of the fireplace and wood stove is not permitted due to insurance restrictions.
5. Campfires must be contained within the outdoor fire-rings provided by the pond and the falls.
6. For your safety when in, on or near the water, life preservers must be worn by all.
7. Fishing in the private pond is limited to catch-and-release only.
8. If fishing off-site, no fish cleaning is allowed on the premises. Please clean yourselves up outdoors or in the walk-in/walk-out basement before going upstairs, keeping dirty clothes and gear in the garage or basement.
9. Keep the property and all furnishings in good order. Only use appliances only for their intended uses. If something is not working as expected, please report that immediately to Owner. Any major damage must be reported immediately to Owner. Any other damage must be reported to Owner before leaving.
10. Before leaving:
a. Please remove and discard any opened food items.
b. Wipe down all counters and tables, ovens and refrigerator shelves.
c. Load all dishes into the dishwasher and run it on the normal cycle.
d. Collect all trash in plastic garbage bags and put in the trash totes or overflow trash cans at the woodshed. (Kitchen garbage must be bagged; there is no garbage disposal.)
e. Place all used sheets in pillowcases and place next to bed.
f. Place all used towels in shower enclosures.
g. Return all furniture, deck chairs, canoes, kayaks, etc. to original locations.
h. Close and lock all windows and doors.

This is a country setting with lots of available outdoor activity and beauty to explore. The area is well-known for Fishing, ATV and Snowmobile touring, and Cross-Country skiing.

ABOUT THIS PROPERTY
This property has been in the family since 1974 providing years of fun and memories. It came into our hands in 2010. The spring-fed pond was added in 2011. The soil removed from the pond excavation provided the perfect soil for blueberries, so we started a blueberry farm operation. The pond water is for irrigating the blueberries, hence the name Blueberry Pond. The pond also added such a beautiful and peaceful character to the property that we have been continually improving it. Along with that investment came about the idea of offering it as a unique vacation rental. Now we would like others to enjoy it as we do.
This is a country setting with lots of available outdoor activity and beauty to explore. The area is well-known for Fishing, ATV and Snowmobile touring, and Cross-Country skiing.
