My place is located in the heart of the scenic Beaver Valley, part of the Unesco Designated Niagara Escarpment Biosphere Reserve. There are plenty of family-friendly activities nearby, hiking trails, the beach, restaurants and fine dining in the village of Thornbury. You’ll love my place because of the outdoors space, the neighbourhood, the ambiance. My place is good for couples, solo adventurers, families (with kids), and furry friends (pets).

Kimbercote is an old farmstead located in the heart of the Beaver Valley in the Unesco designated Niagara Escarpment Biosphere Reserve. Kimbercote boasts stunning views of the Beaver Valley and Georgian Bay and is a short 10 minute drive to the picturesque town of Thornbury to the North and Kimberly to the South. The Bruce Trail runs directly alongside the property and the Beaver River is a stones throw away. The Blue Mountains ski hill is about a 20 minute drive from Kimbercote and Georgian Bay is 10 minutes away as well.
Kimbercote Outdoor Getaway Apartment operates more like a serve yourself bed and breakfast type facility. There are 2 bedrooms, a bathroom, a living room and kitchen combined and a front deck with a bbq. The low rates we are able to offer reflect the fact that the facility is a serve yourself style centre that provides users with a comfortable and affordable location that is nestled in a breathtaking landscape for those that enjoy hiking, paddling, biking, cross country and downhill skiing, snowshoeing and more.
If groups are looking for their stay to be catered, this can easily be arranged. Please contact us for further information in this regard. We also offer a number of programs for guests such as outdoor excursions, astronomy nights, guided hikes on local flora and fauna or more adventure based programs such as survival training, orienteering and navigation and more.
There is a kitchen that is fully equipped with a stove, a fridge and all that is needed in the way of dishes and cooking ware. There is also a bbq available for your use and a variety of comfortable deck furniture.

What we provide:
-Linens for beds
-Toilet paper
-Paper towels
-Dish soap and hand soap
-Propane - we will provide 1 full tank of propane for your use. Please be aware of turning off the bbq after each use. If you use more than 1 full tank you can purchase another from us for $25 per tank (that is simply the cost to fill it - please leave the tank behind)

What you must bring/do yourself:
-Bathroom linens and supplies (towels, shampoo, toiletries etc..)
-Food for your stay

Extra cost items we can provide:
-Catered meals - we will arrange this for you based on your budget and dietary needs.

Extra fees will be charged for:
-$25 if BBQ not cleaned after use
-$25 fee if recycling not sorted before you leave (do not put plastics in the garbage)
(we are allowed 3 garbage bags per week so recyclables must be put in recycling bins as marked)
-$10 fee for each bag of garbage beyond the 3 bag limit
-$20 fee for dishes left dirty and uncleaned in/by the sink
-$30 fee if apartment key is not returned
-Extra fees will be incurred if the facility is left unreasonably dirty. This will be charged at a rate of $30 hour for extra cleaning.

Please feel free to use everything in the kitchen, we just ask that you clean up after yourself and bag your garbage before you leave:

-Clean rooms, bathrooms
-Garbage/recycling/compost bagged and left in box at the bottom of driveway
-Fridge completely cleaned out

-Please note: Loud parties with screaming and yelling are not acceptable. If groups want to socialize and have some drinks in a responsible way, we are totally fine with that, but loud yelling/screaming after 11pm will be considered a breach of our house rules at which point we reserve the right to cancel your remaining nights without a refund and claim the security deposit if any damages have occurred.
-You are charged according to the number of people that you book the facility for. If you have more people than you planned, you will be required to pay the difference at the same per person per night rate that was charged for the original booking.
- In an attempt to keep the rates low we ask that guests clean up after themselves and notify us of anything that we are missing or that breaks during their stay. If guests choose to have a fire while they are at Kimbercote they MUST EXTINGUISH THE FIRE IF LEFT UNATTENDED and must check that there is not a fire ban in place.
-All items used at campfire pit (i.e. garbage, beer bottles, cigarette butts, etc must be cleaned up by guests).
-Please take ALL your food with you when you leave and make sure the fridge is COMPLETELY cleaned out.
-Please make sure the bbq propane tank is turned off prior to leaving.
-Please do not enter any other buildings onsite as they are not included in the rental.
-You will be responsible for damage to the facility and ask that you are honest about any accidents the occur. As a charity we are not out to collect extra money from you for this purpose, rather we just want to replace or repair items at a fair cost.

Erik's place is an excellent place to go away and relax! It's super cozy and secluded, perfect for a quite getaway. They provided us with plenty of maps and brochures of the area which allowed us to find some winery's nearby that were absolutely amazing. There is also an excellent Cidery nearby that has unique and great tasting ciders for those that love ciders! We loved the treats that were provided for us when we arrived and would recommend this place to anyone!

We absolutely loved staying at Kimbercote Farms! The neighbouring Bruce Trail was a fantastic place for a walk with our border collie/husky mix dog Reggie. The accommodations were very comfortable and clean and everything inside was exactly as described. We would definitely recommend this airbnb to friends, it completely exceeded our expectations!

We loved our stay there. everything was as they said and the setting was wonderful. The whole team was responsive to any queries and were easy to communicate with.

Overall the place itself was really nice and host was responsive and friendly. However a few minor issues were an inconvinience. For example, a leaking sink was dripping onto the floor even though we haven't used the sink yet. Less than one role of toilet paper was provided for the weekend. There were hair strands all over the floor and the shower itself. Finally for a place that is so strict on garbage and recycling, there was leftover garbage from a previous tenant that was not sorted. It's a decent place that's a little out there and hard to find. It's a good location if you're looking to spend some time at Blue Mountain, surrounding area or just a peaceful quite place to stay. All that being said I would recommend staying here just for the delicious butter tarts provided when we arrived :).

Erik and Heather were very accommodating and allowed us to stay an extra day. Jeremy was lovely and very helpful telling us places to visit locally in the beaver valley including a waterfall you could go swimming in! The apartment is clean and tidy and as described. Having a BBQ was great bonus (although a wire brush to clean it properly would be useful). Thank you for having us!

This truly was an outdoor getaway from the city. Our experience was exactly what we had hoped it would be. The apartment was comfortable and clean with a beautiful sunrise view during breakfast. Heather and Erik made planning my first airbnb experience a breeze and even left us delicious locally made butter tarts! Jeremy (and his puppy Kunik) were very friendly and at a property near by. He provided us with local knowledge and made our stay that much more memorable. We're so happy to have stayed at Kimbercote and to have met our hosts. We are already planning our next visit back. On top of that, it's helping a charity with a great cause!
