Mallard is a traditional cottage with wonderful original features including beams and barrelled ceilings in both the dining room and kitchen. It is tucked away high above the river, reached directly by a path and has a lovely view from its own garden to the sheltered woodland beyond. The wonderfully healing and relaxing hot tub is available for an additional cost.
Mallard is in a quiet conservation area and is only suitable for people who are willing to be respectful of the peaceful nature of the setting.
Mallard has both a small kitchen and small separate dining room with a unique barelled ceiling. It is a spacious cottage for two adults with a large sitting room and bedroom with delightful views over the garden and beyond.
The hot tub (optional charges apply see below) has a wonderful view out over the garden to the countryside beyond. The garden is very quiet, the only noise is from the river rushing far below when it is in full flood. Because it is so quiet, noise carries easily, so the cottage is only suitable for people who are prepared to respect the quiet conservation area and keep it quiet. We have had complaints from the neighbours on the main road that some guests have been very noisy too late at night. Guests guilty of this in future will be asked to leave immediately.
The master bedroom is very spacious and has a super king size bed (6') and an en-suite shower room. The second bedroom is very, very small and is accessed through the master bedroom, so it was originally intended to be a dressing room or study. There is just room for a small bed and bedside table as you can see in the photos, there is no storage space. It is suitable for a child, or two small children, or an adult who is good friends and willing to share the dressing, storage space & en-suite with the occupant/s of the master bedroom.b

Guests have access to the whole property, including the private garden and private hot tub (optional charges apply see below). Mallard is only suitable for people with good mobility as access is on foot down very steep stone steps, or down a steep slope, and then along a footpath.
They also have access to a very large communal garden shared by three neighbouring properties.
There is also a steep public footpath down to the river.
Pets are welcome by prior arrangement, but there will be an additional charge (please enquire before you book) and inside they need to be confined to the ground floor. Outside, they are not allowed in the hot tub and must be kept on a lead in the communal garden.

Angela is a twenty minute drive away, but will be on hand if needed. She will be happy to meet you on the main road to show you to your cottage which is very close to the road, but tucked away out of earshot or sight of it.
Likewise, she will be regularly checking the chemistry on the hot tub for health and safety reasons.
A welcome basket and afternoon tea with home made scones or cake will await all guests in front of a roaring log burning stove in the winter months. The log basket will have some logs in it and some kindling and firelighters will be provided to get you started. Additional logs and other items can also be ordered in advance. Likewise help can be provided with carrying your luggage.

Because of the hidden location, the cottage can only be reached on foot by either a steep set of stairs or a steep slope and a footpath. Please note that the downside of the location is that the mobile signal is not great throughout the cottage, depending on your provider, your mobile may only work well by the windows.
The unlimited broadband works well for emails and the internet, but Netflix and the iPlayer can be unreliable, it can keep falling over which can be very frustrating. A 3D (you will need to bring your own glasses) Blu-Ray DVD player is provided.
During the winter months you will be provided with logs, kindling and firelighters to get you started with the multi fuel stove. Additional logs and other items can also be ordered in advance at an additional charge.
Full names of all guests must be provided to the host on booking.
Use of the hot tubs is optional for an additional charge payable on arrival of £70 for short breaks up to 4 nights and £100 for 5 -7 nights. Please enquire for the price for longer stays. Confirmation that you require the hot tub must be received in advance.
If only two guests are staying, but require two bedrooms there is an additional charge of £20 to cover the additional laundry, ironing and cleaning costs.
Angela will be happy to arrange for your shopping to be delivered if you wish. Quality toiletries, bath sheets, linen (100% cotton with a high thread count), bathrobes and slippers will be provided for adults, but cannot be taken outside. Don't forget to bring your flip-flops and swimming things.
Likewise, please enquire if the cottage looks booked, as we are currently blocking days to give time for turning around three properties, refurbishing a fourth and hospital appointments, but we will be flexible and may be able to accommodate you with some flexibility about arrival or leaving times. Eider cottage can be booked with either of its sister cottages, Mallard or Shelduck.
We are pet friendly, but charge a supplement for pets, please enquiry before booking and we also ask that owners:
Please keep pets off the furniture
Please exercise pets outside the garden
Please remove pet hairs from the carpets and furniture before you leave (there is a vacuum cleaner for you to use)
Please do not leave pets unattended in the property
Please do not let pets upstairs or in the bedrooms
Please do not let pets in the hot tub
There are lots of pubs and restaurants in Holmfirth that are pet friendly, including one of our favourites.
If you wish to go ahead with booking you can pay for your pets on arrival, rather than on booking.
When the weather is good there is a table and chairs in the garden to take advantage of the view and a BBQ on request for a small additional fee - this must be requested in advance.
A £50 refundable cash deposit is payable on arrival, if the cottage is treated with respect and there is no damage this will be returned directly into your bank account seven days after check-out.
Guests are expected to treat this charming period cottage with care, making sure that they protect the wooden surfaces with the coasters and stands provided. Guests are asked to leave the cottage as they find it and are asked to report any damage or breakages. This includes doing their own washing and drying up, including the grill pan and oven. Guests are also asked to regularly wipe down the shower screens.
Smoking is only permitted in the garden, not in the hot tub or inside the cottage.
Pets are asked to be well-behaved and to remain downstairs and outside and not in the hot tub. They must be kept on a lead in the communal garden.
Guests are asked to respect the peaceful nature of the setting, no talking outside after 9.30pm at night please. The hot tub is provided to enhance your time together by providing the healing and relaxing benefits of hot water to relieve the stresses of everyday life. Please use it for me time and your time quietly together, but not for noisy parties. If you are looking for a venue for noisy boisterous parties, this is not the one for you.
Please do not take the designer bath sheets, bathrobes & slippers provided outside to the hot tub, guests should provide their own towels, flip flops (or crocs or sandals) and robes if required, for outside use. Guests can request outside towels at an additional cost. Likewise, guests must shower before they use the hot tub, drying themselves before they walk through the house, taking care not to slip on the steps. Guests must wear swimwear at all times when in the garden or hot tub and after use must dry themselves in the garden or on the ground floor.
I have spent the last 30 years working full-time and as a volunteer in the corporate and voluntary sectors, most recently as Chief Executive of a national charity and voluntary Chair of a local children's hospice.
I decided to go part-time in 2015 to spend more time caring for my Mother following the death of my Father. My husband and I bought four properties in Holmfirth where I was born and brought up with the intention of establishing a holiday cottage business - so Your Yorkshire Time - Holmfirth Holiday Cottages Hot Tub Heaven was born.
We welcomed our first guests to Eider and Mallard cottages in spring 2016 and our first guests to Shelduck cottage in May 2016, we hope to welcome our first guests to Indian Runner Duck farmhouse in summer 2016.
All the cottages are quirky period properties with original features and we hope the perfect venues for your time together, so if you're feeling in need of recuperation and pampering come and relax with us.
The cottages have now become a full-time job! But one that I am able to do with my Mother and although it is much harder physically than any I have done before, helping me is giving my Mum a real purpose in life again and I love meeting our guests and making sure that they have a wonderful holiday. My motto in life is I'll sleep when I'm dead!
