The sleeping/living area is spacious and sleeps up to four people, with one queen bed, one futon that pulls out to a double bed, tall ceilings, desk, reading lamps, kitchen table, ample counter space for cooking, and laundry. I also have one double air mattress - available upon request. Quiet hours: 11pm-8am. This space is compliant with all local regulations.
