Welcome to our beautiful retreat in the heart of Rural Sussex. This lovely self contained and fully equipped annexe is part of an 18th century barn conversion. Tucked away at the end of a private lane in the hamlet of Small Dole with uninterrupted views across the South Downs National Park, it's a perfect base for exploring the area. We're 30 minutes from Gatwick (parking and transport can be arranged) and Brighton, historic Arundel and glorious Goodwood are all within easy driving distance.

This unique community is home to around 55 houseboats of all shapes and sizes and is completely unique to the UK. Guests will have exclusive use of our traditional narrowboat, Rhubarb and Custard. It is in the village of Fulking, six miles inland from the coast and Brighton in a stunning setting by the South Downs National Park. It has four and half acres of maintained gardens. It sleeps eight and the full height two story sitting room and a large and homely kitchen provide the perfect place for family gatherings or groups. There is plenty on offer nearby as well.

There is instant access to beautiful countryside footpaths and bridleways. We are walking distance from a pub with a garden and good home-cooked food. Just an hour from London by train and 10 minutes drive from buzzy, cosmopolitan Brighton, we're also close to lots of pretty villages, lovely beaches, beautiful historic houses and gardens.

The South Downs Loft We’re situated in the South Downs National Park on the South Downs Way half way between Winchester & Eastbourne. Ideal for those who are walking/cycling the SDW. The loft is bright & comfortable. Ideally for 2 adults, but a 3rd adult/child can be catered for. There is a king bed, kitchenette, shower room, a couple of comfy chairs & tv. Patio doors to a deck, BBQ, with stunning views onto the surrounding fields. Here you can see the free range pigs.
