The hosts Michael & Toby and their dog Heidi live in a barn conversion at 50m distance and can help with anything you may require during your stay. Several footpaths are nearby, leading to pubs, gardens, and a hotel with a new spa. Nearby Horsham offers everything to be expected from a pretty English market town. Brighton is 20 minutes by car. Since the property is in rural Sussex, it is best to have a car at one’s disposal. However, short distances to venues such as Leonardslee and South Lodge can easily be reached on foot or by a 5-minute taxi ride.

Unique Stay in a fabulous converted DOUBLE DECKER BUS! Unwind in the rooftop Hot Tub after a day of wandering the Bluebell Woods, playing Crazy Golf on site, exploring the nearby Ashdown Forest or the local Vineyard for Wine Tasting or enjoying the onsite Ice Cream parlour. The bus boasts a super comfy double bed downstairs and European sized bunks up top! Heating upstairs & Down, as well as heated blankets to keep it nice and cozy in the colder months! Ecopod plus day summerhouse and street parking

Our unique Ecopod was handcrafted in Wales, it is beautifully insulated with sheep wool and has a lovely smell of wood. The large double glazing doors allow you to make the most of sunlight, you are in the sunniest spot of the garden! The village has everything you need, four independent coffee shops, one bakery and two supermarkets. Further down you have the beautiful Hurstpierpoint, Ditchiling and Lewes, if you fancy more action, Brighton is 10 minutes away. FULLY HEATED for colder days.

A beautiful studio built on the first floor with its own private entrance. The space has a staircase leading to the lounge area with fully-fitted kitchen and king-size bed sleeping area. Hotel-quality shower room. Views of blue sky and the South Downs make this bright, light space perfect for relaxing. Explore the village or venture into Brighton. Off-street parking and easy access to the Downs. Bring your bikes, walking boots or just a book! Cook during your stay or enjoy the restaurants.

Winter retreat - sauna, cold plunge pond & hot tub

Spa with hot tub and sauna all heated via a log burner for the ultimate retreat break. Guest house in large gardens, king sized bed, small kitchen and en-suite. Many local attractions near Brighton Gatwick Airport and the South Downs! Pull out double sofa bed, works well for smaller family’s. Stunning 25 meter swimming pond, water is crystal clear. Large deck and sun-loungers by the swimming pond. We use the garden too, it’s part of our home but there is plenty of opportunity for privacy.

Welcome to Little Strollings, set in Plumpton Green, a quiet Sussex village, the perfect base to explore the South Downs Way, Brighton, the market town of Lewes, the numerous beaches, stunning country-side and great local pubs! This beautiful, newly renovated, studio barn is a perfect break for couples, families, walkers, cyclists and runners alike. Mainline station with direct trains to Gatwick and London Victoria. DOGS are only allowed if booked in, at a charge of £15 per stay.

Pine tree woodland retreat

This architect designed self contained studio retreat is surrounded by pine trees and positioned in a secluded side annex to our main family house. The area is surrounded by walking paths and quiet country lanes. It is a newly renovated open-plan space with en-suite shower room and private balcony, tree-top views and direct access to a yoga deck. By arrangement guests may have exclusive use of the heated pool and infra-red sauna which is situated at the rear of the main house.

Idyllically situated down a quiet, magical lane, our oak-framed barn is surrounded by hills and woodland, with stunning views on all sides. There is instant access to beautiful countryside footpaths and bridleways. We are walking distance from a pub with a garden and good home-cooked food. Just an hour from London by train and 10 minutes drive from buzzy, cosmopolitan Brighton, we're also close to lots of pretty villages, lovely beaches, beautiful historic houses and gardens.

Coes Farm offers 50 acres of absolute tranquillity in amongst nature, with a bit of luxury thrown in too! We have formal gardens and ornamental ponds, a large lake, plenty of woodland, open fields, an indoor saltwater swimming pool with hot tub, a tennis court and a games room which is resident in our Micro-Winery! We planted our 5 acre vineyard in Spring 2021 and extended the existing Orchard with cider varieties in 2023.
